A simplified overview:-
|
The whole complex is called the Sodwana Bay Lodge Shareblock and consists
basically of five sections, each section paying a levy for amenities,
maintenance and staff. This levy being determined each year by the Board
of Directors.
The shareblock as a whole has a 99 year lease on its land and members of
the shareblock either own the shares or own the right to use the shares
that then gives them the right to the use of whichever unit or section for
which the shares were issued, |

Dive
The Dive section basically consists of Top House, Dive Shop, Dive Pool
and Lecture room.
The right to use the Dive sections shares are currently privately
owned.
The Dive section pays a levy determined by the Board of Directors.
The occupiers of the Dive section are the official Dive Concession of
the Lodge who are currently Sodwana Bay Lodge Scuba Centre. |

Hotel
The Hotel section consists of 21 x 2 sleeper chalets, a Restaurant and
a Conference Centre
The Hotel's shares are currently privately owned.
The Hotel pays a levy determined by the Board of Directors. |

Timeshare
The Timeshare section consists of 22 Cottages. 11 x 6 sleeper and 11 x
8 sleeper.
The format is similar to the worldwide Timeshare system in that each
Cottage is divided up into 51 weeks and each week's shares are sold to
private individuals, companies or a combination of both. Each week has
to pay a levy which is determined by how many beds are available. The
52nd week is used for maintenance.
The week is from Saturday to Saturday |

Wholeowner
The Wholeowner Section consists of 40 houses whose shares are
currently owned by private individuals, companies or a combination of
both.
Each house has to pay a levy which is determined by how many beds are
available.
There are:-
6 x 6 sleeper houses
1 x 7 sleeper house
28 x 8 sleeper houses
1 x 9 sleeper houses
1 x 10 sleeper houses
1 x 11 sleeper houses
2 x 12 sleeper houses |

Rental Pool
The Rental Pool section consists of unused weeks of timeshare that are
sold on a daily or weekly basis to the general public as self catered
units.
These unused weeks of Timeshare are either the weeks that are not
needed by the current owners of the shares or weeks that have not been
sold.
The owners advise the Shareblock management that their unit is
available for the Rental Pool. Then whatever revenue (less a
commission paid to the entity that runs the Rental Pool) is received
from each week is divided up between all the owners who so advised the
management.
The Rental Pool is currently run in conjunction with the Hotel |
